Property Coverage

Blanket Coverage or 125% Extended Replacement Cost – Optional coverage available to increase the building limit.

Bailees Customers Goods – Optional Coverage which provides coverage for direct physical loss or damage to Covered Property that is in the Named Insured's care, custody, control or while in the course of transit between the Named Insured's location and the customer’s premise.

Building – Optional coverage - Property coverage for buildings and structures at the premises owned by the Named Insured or where the lease agreement requires the Named Insured to provide building insurance.

Business Income – Covers loss of business income up to 12 months, (optional 18 or 24 months) Actual Loss Sustained, in the event of a loss; option for time period extension available.

Business Personal Property (BPP) – Provides coverage for contents, such as furniture, machinery, supplies and tools. This applies to items owned by the Named Insured and used in the scope of the business operation or property of others when in the Named Insured's care, custody, or control. Blanket option is also available.

Cyber and Data Breach – Optional coverage available up to $250,000 limit.

Employee Dishonesty – Coverage for direct loss or damage to money, securities, or covered property resulting from dishonest acts committed by employees. $10,000 per occurrence. Is included with option to increase up to $250,000 per occurrence.

Equipment Breakdown Tech Advantage – Optional coverage for loss or damage to property resulting from a mechanical breakdown or electrical failure.

Ordinance or Law Coverage 1, 2 & 3 – Coverage 1 is included for loss to the undamaged portion of the building up to the building limit. Coverage 1 & 2 for the demolition cost and increased cost of construction is included at $100,000 combined limit with option to increase.

Outdoor Signs – Optional Coverage - Extends definition of covered property to include outdoor signs at $25,000 with option to increase.

Spoilage – Optional Coverage which provides coverage for loss of perishable stock that is stored at the premises as the result of power outage, breakdown, or contamination.

Water Back-Up and Sump Overflow – Covers damage caused by water that backs up into the property through pipes, drains, sewer, water-service and sump pump. Included at $25,000 with option to increase up to $100,000.

Liability Coverage

Barbershop and Beauty Salon Professional Liability – Optional Coverage which applies to “bodily injury”, “property damage” or “personal and advertising injury” arising out of the rendering of or failure to render professional services in connection with the operation of your business as a Nail Salon, Barber Shop or Beauty Salon.

Business Liability – Provides Bodily Injury, Property Damage and Personal and Advertising Injury Liability coverage.

Employment Practices Liability – Optional Coverage up to $250,000 limit with Full Prior Acts and 3rd Party Coverage (including discrimination).

Hired Auto and Non-Owned Auto Liability – Optional Coverage which provides coverage for bodily injury or property damage caused by an insured or their employees, while driving vehicles relating to their business operations, which are hired or non-owned by an insured.

Liquor Liability – Optional Coverage for "bodily injury" and "property damage" as the result of the selling, serving, or providing alcoholic beverages.

Liability Aggregate Per Location – Optional Coverage - Applies the aggregate liability limit to each location.

Medical Expenses – Covers medical expenses regardless of legal liability to tenants if injured outside their units. $5,000 per person/$10,000 per accident is included and may be increased.

Employment Practices Liability – Employment Practices Liability coverage protects you when an employee, recognized volunteer or applicant makes a claim against you or your business for wrongful employment. It also provides coverage for third party claims made by customers, vendors, clients and tenants alleging discrimination or sexual harassment. Costs to defend and settle these claims on average run from $27,000 to $50,200 or more and in some cases may cause dissolution of a business when the proper coverage is not in place. Whether a claim is valid or groundless, you are required to take steps to defend your business which may include legal and defense costs. Coverage is optional up to $250,000 limit w/Full Prior Acts and 3rd Party Coverage (including discrimination).

Cyber & Data Breach – This is a comprehensive insurance solution designed to help businesses respond to a full range of cyber incidents including threats of unauthorized intrusion into or interference with computers system, damage to data and systems from a computer attack and cyber-related litigation.  Most entities hold the personal information of their customers and employees. All states have data breach laws that require companies to notify affected individuals if their personally identifying or personally sensitive information may have been compromised. Coverage is optional up to $250,000 limit.

Equipment Breakdown Tech Advantage – Provides coverage for the new technology risks that businesses face. Combining both equipment breakdown and technology coverage, this product protects against accidents, the costs of repairing or replacing damaged equipment, and the costs associated with certain indirect losses.

Condo Coverage


  • Central Station Burglar Alarm – Area occupied by the Named Insured is equipped with an active central station burglar alarm. Entire building must be equipped to qualify for locations with building coverage.
  • Restaurant Franchise – Restaurants where the Named Insured (franchisee) has a contractual agreement with the restaurant's corporate owner (franchisor).
  • Loss Free – Locations without losses or losses with less than $500 incurred within the last three years.
  • Multiple Location – Policies with multiple locations on the same policy.
  • Insured Occupied – Locations with building coverage and the owner-occupied square footage is greater than 50%.
  • Fire Alarm – Entire building is equipped with an active fire alarm system (Local, Central Station or UL with certificate).
  • Paid-in-Full – Policy premium paid in full or mortgagee bill.
  • Good Payer – Consistent on-time payments.
  • Sprinkler – Area occupied by the Named Insured is 100% sprinklered with regularly maintained fire suppression sprinkler system. When there is building coverage, entire building must be equipped in order to qualify.
  • Years in Business – Locations owned and operated by the Named Insured for two or more years.
