How do I know if my roof needs repairs?

Aside from a leaking roof or visibly missing shingles or slipped tiles, some repairs may only be evident with a closer inspection, which is why we recommend a periodic professional inspection. Roof Rx uses cutting-edge drone technology* that will identify the condition of your roof and inform you of repairs needed to help extend its life. You will be able to see the photos of the areas and if there are any items in need of repair.

Why does my roof need maintenance?

Sealants around pipe vents and flashing can deteriorate over time. Some portions of the roof may wear out faster due to the direction the roof faces (e.g., south-facing) and a windstorm or something else may have caused minor damage to flashing or roofing that could lead to larger damage if left unchecked. Fixing a minor issue early can not only help prevent a roof leak, it can help save money on the cost of a roof repair and extend the life of your roof.

My roof has some deferred maintenance, but it is not actively leaking, why should I complete repairs?

In general, the visible layer of your roofing often protects an underlayment that prevents water from leaking into your home. If damage to your roofing exposes the underlayment, it will deteriorate more quickly and eventually result in a roof leak and the need for more extensive roof repairs than if the issue had been corrected earlier. Also, if you wait until the roof is leaking, you may run into availability issues for tarping in the middle of a storm and then for repairs during the rainy season.

I received a letter in the mail about required roof repairs. How do I know what repairs are required?

Based on third party data that uses aerial imagery (similar to online maps) to evaluate the condition of a roof, your roof is in need of repair.

If you have recently completed repairs or replacement, please submit a photo from the front of your home showing the roof and any invoices associated with the repair or replacement.

All deferred maintenance issues must be addressed to ensure the integrity of your roof. A qualified roofing contractor, such as Roof Rx, can identify what specifically needs to be completed.

What happens if I do nothing?
If you received a letter from Mercury in the mail about required roof repairs, your policy will be non-renewed if you do nothing.

Where are Roof Rx services available?

Mercury’s current partnership with Roof Rx applies to single family homes in the following California counties: Los Angeles, Orange, Riverside, San Bernardino, San Diego, Santa Barbara, and Ventura Counties.

Am I required to use Roof Rx for repairs?

No, you are not required to use Roof Rx. We have partnered with Roof Rx and you will receive special discounts on the program. The special promotion includes a $25 inspection fee instead of the full $99 price*.

  • If you choose Roof Rx for your repair needs, the $25 inspection fee will be applied to the cost of your repairs.
  • If you complete recommended maintenance with Roof Rx, you will also receive an offer for $100 off the first year of Roof Rx’s Total Roof Warranty, which provides limited warranty coverage for the entire roof.

Are all roof types eligible?

Most roofs are covered, but specialty roofs such as slate, flat foam, wood, metal, and certain discontinued tiles are ineligible. When the inspection is ordered, Roof Rx will determine your roof’s eligibility. If your roof is ineligible, your inspection fee will be refunded in full.

If I complete repairs with Roof Rx and qualify for the Total Roof Warranty, is my roof eligible under Mercury’s guidelines?

If you qualify for Roof Rx’s Total Roof Warranty, then Mercury will consider your roof to be in compliance with our roof guidelines for renewal purposes.**

*Available only to Mercury homeowners policyholders in Southern California (Los Angeles, Orange, Riverside, San Bernardino, San Diego, Santa Barbara, and Ventura Counties), insured by California Automobile Ins. Co., a Mercury Insurance company. Drone flight requires FAA approval and clearance, and some exceptions may apply. Steep slope roofs may be ineligible for the $99 preventative maintenance option.

**The following roof types are ineligible for this program: asbestos shingles, T-lock shingles, overlay roofs (e.g., asphalt/composition shingles over wood shakes or wood shingles), slate, flat foam, wood, metal, and certain discontinued tiles.
